MONTGOMERY, Ala. — Alabama’s housing market accelerated in July, with home sales reaching their highest level in nearly four years while the statewide median sales price jumped almost 20 percent from a year earlier.
According to the Alabama Association of REALTORS, 7,361 homes were sold statewide in July 2026. That was 1,215 more sales than in July 2025, up nearly 20 percent, and 3.1 percent higher than June. Sales increased for a sixth consecutive month.
Prices climbed even faster. The statewide median sales price reached $287,750, up $47,166 — or 19.6 percent — from a year earlier. The median also increased 2 percent from the previous month.
Total sales volume reached $2.44 billion, up $690 million from July 2025. That represented a 39.4 percent year-over-year increase and a 4.7 percent rise from June.
More homes were available as well. Active listings totaled 22,006 at the end of July, a 6.3 percent increase from 20,698 one year earlier.
However, the report also showed 704 foreclosures during July, up 28.3 percent year over year, although that total remained below the 849 foreclosures recorded in July 2019 before the COVID-19 pandemic.
The combination of stronger sales, rising prices and more inventory paints a complicated picture for Alabama families. Sellers may benefit from higher values, while first-time buyers and households with moderate incomes may face greater affordability pressure as home prices remain elevated.
For buyers, the cost of a home is only part of the equation. Mortgage rates, insurance, property taxes and available inventory can all determine whether homeownership remains within reach.
